Layetana Developments has sold 84% of homes in its new development at number 615, Gran Via - Las Arcadias Gran Via-Passeig de Gràcia - one year before the due date for completion.

One year before Las Arcadias Gran Via-Passeig de Gràcia is due to be opened, the developers, Layetana Developments, has sold 84% of the homes, all equipped with services for independent senior citizens.

This success is testament to how well this housing concept has been received in Spain, where Layetana Developments developed six similar complexes. In Barcelona and Terrassa, four are already in use and a further two are under construction in Palma de Mallorca and Valencia.

Las Arcadias is a housing concept planned specifically for senior citizens who are looking for security, services and personal attention with all the advantages that come with living in one’s own home. When someone buys an apartment in Las Arcadias, they also automatically become co-owners of a spacious and comfortable communal area, available for the exclusive use of Las Arcadias owners and their guests.

Altogether, Layetana Developments is constructing 51 apartments in Las Arcadias Gran Via-Passeig de Gràcia. The average size of each one is 85 m2 – made up of the apartment itself and a share of the communal area – and an adjoining storage room. The average price of the apartments for sale is between €705,000 and €740,000, prices which are on a par for this particular area.

The development was designed by AdM Moragas Arquitectes and incorporates the original frontage of the building (which dates back to 1871) thereby conserving the original spirit of the building. The façade, along with the colours used will ensure that the building fits in with the image of this particular part of Barcelona, known as l’Eixample.

A BUILDING WITH SERVICES AND COMMUNAL AREAS

Loyal to its name, this new development covers 900 m2 of communal and service areas and has a staff of 25 qualified professionals.

The communal areas include: a restaurant for the exclusive use of owners and their guests with at-cost prices, a dining room for private functions, library, games room, gym, spa and massage room, laundry room, chapel, car parking and storage rooms, and a guest room.

In addition, Las Arcadias Gran Via-Passeig de Gràcia offers residents the following services: 24-hour security to monitor those entering and leaving the building, a maintenance service to carry out repairs to communal areas and individual properties, a cleaning and laundry service, and a 24-hour infirmary.

LAS ARCADIAS

For the past 25 years, Layetana Developments has been developing its Las Arcadias housing concept designed for senior citizens with a total of 534 apartments either already built in Barcelona and Terrassa (Las Arcadias Mandri, Las Arcadias Calàbria, Las Arcadias Fleming and Las Arcadias Terrassa) or currently under construction in Palma de Mallorca (Las Arcadias General Riera) and Valencia (Las Arcadias Guillem de Castro).

On a corporate level, Layetana Developments has constructed architecturally distinctive buildings in Barcelona such as Grupo Agbar’s corporate headquarters, and office buildings at 19 Mestre Nicolau and 197 Avinguda Diagonal (distrito 22@). A hotel and office building covering 54,000 m2 is being planned for Gran Via in L’Hospitalet de Llobregat (Montjuïc-2) called Torres Fira, designed by the Japanese architect, Toyo Ito. Construction is currently underway on La Mola Executive Meeting Centre in Terrassa. The centre, adjacent to the Real Club de Golf El Prat, will be a high-level executive meeting and conference centre.
