Layetana Developments project in "Rambla del Mig I"
Layetana Developments is to develop a new residential project in L'Hospitalet de Llobregat as part of the Urban Improvement Plan (PMU). This project is known as "Rambla del Mig I" and it borders on two avenues, Carrilet and Pau Casals, Calle Cobalt and Rambla de la Marina, with a total buildable residential area of 54,110 m2.
Four buildings of different sizes with a maximum height of seven floors are to be built on this lot. Their innovative design features a continuous, harmonious façade with the intention of interacting with the physiognomy of the city, the adjacent buildings and green spaces.
The buildings will be distributed around a public, central square with 4,000 m2 of shopping areas. There will be a new pedestrian street crossing the square which will join Rambla de la Marina with Avenida Pau Casals. In addition to this, over 12,000 m2 of green areas will be created, a large part of which will be located in the centre of the square.
This project aims to characterise the area with a new type of urban layout; one capable of transforming the historically industrial nature of L'Hospitalet.
This project in the "Rambla del Mig I" sector includes the construction of a total of 622 dwellings. Layetana Developments is the chief developer in the sector, with 357 private residence dwellings, which represent 35,815 m2 built above ground. The company's investment in this project will amount to 143 million euros.
These dwellings by Layetana Developments will range in size from 70 m2 to 103 m2, in addition to 40 m2 studios. In line with the corporate philosophy, all the dwellings will be built using top quality materials and be characterised by their architectural design and the functionality of their spaces.
To implement this project Layetana Developments has chosen the prestigious architect Jean Nouvel, who will work in conjunction with the studio José Ribas González & José Ribas Folguera Arquitectos Asociados, Barcelona.
